Ananke for Landlords

A1

Rent in, receipts out, arrears visible. Property software for the way Kenyan blocks are actually run.

By the 5th, every unit accounted for.

The line-up, as one block of flats

Each door is a product. Most landlords move into A1 first: rent collection.

Why this line exists

For most landlords, the 1st to the 10th of the month is a part-time job: matching M-Pesa messages to door numbers, sending receipts, chasing B4, answering the caretaker. This line is designed to make that week boring, so you can spend it on the next property instead.

In detail

Leases, deposits & arrears

Lease & arrears tracker

Know who owes what, and since when

Arrears don’t grow if you can see them.

Lease end dates live in a drawer, deposits are tracked on paper, and arrears are a feeling rather than a number. When a tenant leaves, nobody is sure what to refund.

  • Lease start, end and rent review dates, with reminders before they arrive.
  • Deposit ledger per unit, with deductions documented at move-out.
  • Arrears ageing: 30, 60 and 90 days, with polite automated reminders.
  • Move-in and move-out checklists with photos.
Can it send demand letters?

It can draft reminders. Formal demand letters should come from you or your advocate.

Does it handle rent increases?

Yes, scheduled per lease.

Multi-property overview

Owner dashboard

Every property on one screen, from anywhere

For the landlord in Dubai and the one in Machakos.

Owners with several properties, or living abroad, depend on agents’ monthly Excel reports. They cannot see collections as they happen or compare one property against another.

  • Collections, arrears and occupancy per property, updated as payments post.
  • Expenses recorded by the agent with receipts attached.
  • Monthly owner statements generated automatically.
  • Read-only access for co-owners or family members.
Can my agent use it too?

Yes. The agent operates it; you see everything.

Currency?

Shillings, with an optional indicative conversion for owners abroad.

Readings to invoices

Water & power sub-meter billing

Water bills tenants can check for themselves

Reading in, bill out, argument avoided.

Caretakers read meters on paper, the landlord multiplies by a rate, and tenants dispute the number. Tokens and shared meters make it worse.

  • Caretaker enters readings on a phone, with a photo of each meter.
  • Bills calculated per unit from your rate and added to the rent statement.
  • Tenants see their readings history.
  • Unusual consumption flagged, so leaks are spotted early.
Do you supply meters?

No, we work with your existing meters. We can recommend installers.

Prepaid tokens?

Tell us about your token setup at the demo and we will scope it into your quote.

How we plan to work with you

  1. 01A call about your properties: how many units, how rent is paid, who the caretaker is.
  2. 02A demo loaded with your own block names, unit numbers and rents.
  3. 03A written quote per unit per month, with tenant data entry included.
  4. 04Go-live on the 1st, with tenants notified of the new paybill account format.

Own a block or manage a few? Let’s make next month’s 5th a quiet one.
